A few things we've learned painting exteriors across the Wasatch Front:

• Altitude UV is brutal. At 4,200+ feet, exterior coatings take 2–3× the UV beating they would at sea level. Most Salt Lake homes need a repaint every 5–8 years versus 8–10 in milder climates — and south- and west-facing walls almost always go first.
• Freeze-thaw cracks the small stuff. Caulk lines, trim joints, and stucco hairline cracks expand and contract through dozens of winter freeze-thaw cycles. We always inspect and re-caulk before any topcoat — skipping that step is why some repaints fail in two years.
• The painting window is tight. Quality exterior paint needs overnight temps above 50°F to cure, which in SLC means roughly mid-April through late October. Crews book out within weeks of the snow clearing, so spring inquiries usually save you from a rushed September job.
• Older neighborhood prep is different. The Avenues, Capitol Hill, and Marmalade District homes often have multiple paint layers from the 1900s onward — we test for lead and use proper containment when needed. Newer Daybreak or South Jordan stucco and Hardie board need different surface prep entirely.
